Why Is AC Leaking? Common Causes and Fixes

A puddle under an indoor air handler is not something to ignore during a New Jersey heat wave. Water can damage ceilings, flooring, insulation, and drywall long before it becomes a major leak. If you are asking, why is AC leaking, the answer is usually related to condensation drainage, frozen equipment, or a problem that needs prompt repair.

Your air conditioner removes humidity as it cools your home. That moisture has to go somewhere. Under normal operation, it collects in a drain pan and travels outside through a condensate drain line. When that path is blocked, damaged, or overwhelmed, water can end up where it does not belong.

First, Find Out Where the Water Is Coming From

Not every AC "leak" is an emergency. Water around the outdoor unit can be completely normal, especially on hot, humid days. Your system pulls moisture from indoor air, and the drain line often releases that water outside near the condenser. A small wet area there is typically a sign that the system is doing its job.

Water inside the home is different. If you see moisture around a furnace, air handler, closet unit, ceiling vent, or wall, turn the cooling system off at the thermostat. If water is close to electrical components, shut off power to the unit at the breaker if you can do so safely. Then arrange for service before running the system again.

A leaking AC is not always a refrigerant leak. Refrigerant is a chemical that does not form a clear puddle like water. Most visible leaks homeowners find are condensate water, although a refrigerant issue can indirectly cause water leaks by freezing the evaporator coil.

Why Is Your AC Leaking Water Inside?

A clogged condensate drain line

This is one of the most common causes of indoor AC leaks. The condensate drain line carries moisture from the indoor unit to the outside. Over time, algae, mildew, dirt, dust, and sludge can build up inside the line. Once the line is restricted, water backs up into the drain pan and eventually overflows.

You may notice a musty smell, water near the indoor unit, or a system that shuts down unexpectedly. Some systems have a float safety switch designed to stop cooling when water backs up. That switch helps prevent damage, but it is still a sign that the drain needs attention.

Homeowners can sometimes clear a simple exterior drain-line opening with a wet/dry vacuum. However, avoid forcing wires, high-pressure air, or harsh chemicals through the line. Those methods can crack fittings, disconnect PVC piping, or push debris deeper into the system. A technician can clear the drain properly, clean the pan, verify the trap is working, and check for a hidden blockage.

A damaged or rusted drain pan

Your indoor unit has a primary drain pan beneath the evaporator coil. Older systems may also have a secondary pan beneath the equipment as added protection. Drain pans can rust, crack, shift out of position, or develop pinholes over time.

If the pan is damaged, water may drip even when the drain line is clear. This is especially common with aging equipment that has seen many humid summers. A pan repair or replacement may be possible, but the best option depends on the unit's age, condition, and accessibility.

Ice on an AC coil eventually melts. When it does, the amount of water can exceed what the pan and drain system can handle, creating a sudden leak. You may see ice on the refrigerant line, weak airflow from the vents, warm air indoors, or water after the system has been running for a long time.

A dirty air filter is one possible reason a coil freezes. Restricted airflow allows the coil to get too cold. Closed supply vents, a blower problem, dirty ductwork, or a dirty evaporator coil can create the same issue.

Low refrigerant can also freeze a coil, but adding refrigerant is not the whole repair. Refrigerant operates in a closed system. If it is low, there is usually a leak that should be found and repaired. Continuing to run a frozen system can damage the compressor, so turn the AC off and call for service.

A disconnected or poorly installed drain line

A drain line can come loose at a fitting, crack after years of use, or be installed with the wrong slope. If the piping does not drain downhill correctly, water can sit in the line and back up. A missing or improperly configured drain trap can also affect drainage, particularly on systems with negative pressure at the air handler.

This is not always visible from the outside. The leak may be behind a wall, above a ceiling, or inside an equipment closet. Prompt inspection matters because slow leaks can lead to mold growth and structural damage.

A dirty filter or airflow restriction

A filter seems like a small part of the system, but it protects the blower and coil from dust buildup. A filter that is packed with debris reduces airflow and can contribute to a frozen coil and water leak.

Check your filter monthly during heavy cooling season. Replace it when it looks dirty or according to the manufacturer's recommendation. Do not install a filter that is more restrictive than your system can handle just because it promises better filtration. The wrong filter can strain airflow. If indoor air quality is a concern, a contractor can recommend a filtration or air-cleaning solution that fits your equipment.

What You Can Safely Do Before AC Service

Start by turning off cooling at the thermostat. If you suspect the coil is frozen, switch the thermostat fan setting to ON to help move air across the coil while it thaws. Do not chip ice off the coil or refrigerant lines. The coil fins are delicate, and refrigerant lines can be damaged.

Look for obvious water around the unit and protect nearby flooring or belongings with towels or a shallow container. Check the air filter and replace it if it is dirty. If the exterior drain-line outlet is accessible, look for a blockage around the opening, such as mulch, insects, or debris.

Do not keep restarting the AC to see if the leak stops. Water may continue to accumulate out of sight. If your unit is in an attic, above a finished ceiling, or near electrical equipment, treat an AC leak as a same-day service issue.

When an Outdoor AC Leak Is a Problem

Water near the outdoor condenser is usually normal condensate drainage. But water that is oily, unusually colored, or accompanied by poor cooling deserves a closer look. Oil residue around refrigerant connections can indicate a refrigerant leak, while water pooling because of poor grading can affect the unit pad and surrounding area.

Also pay attention to the refrigerant line insulation. If the larger copper line is heavily iced over, the system may have a frozen coil or refrigerant problem. Shut the cooling off and have it inspected rather than letting the equipment run under strain.

Preventing Future AC Water Leaks

Most condensate problems are preventable with regular maintenance. A seasonal AC check should include cleaning the condensate drain, inspecting the pan and drain fittings, checking the float switch, verifying airflow, and looking for early signs of coil freezing or refrigerant trouble.

For property owners and small businesses, this is more than a comfort issue. A water leak can interrupt operations, damage finished space, and create a bigger repair than the original HVAC problem. Maintenance helps catch small drainage issues before they become a ceiling stain or an emergency call.
